How is rent set on each property?
We pull comparable listings within a half-mile, factor in features and unit condition, and price within market — published transparently on every listing. We don't bid up rent during shortages.
What's your typical management fee?
8% of monthly collected rent for full-service management — no leasing fee surcharges, no setup fees, no bill-pay markups. We make money when you do.
How fast does a vacancy lease?
Median time to lease across our portfolio over the past year is 11 days, with photos and listings live within 48 hours of the prior tenant's move-out walkthrough.
Can I see qualifying standards before I apply?
Yes — every property's listing shows the credit, income, eviction, criminal, and pet policy upfront. No surprises after you've paid an application fee.
What happens if a tenant stops paying rent?
We send a 3-day pay-or-quit notice on day 4, file in court on day 11 if unresolved, and most cases are resolved or evicted within 28 days. Owners are kept informed at each stage.
Do you handle pet policies and ESAs?
Yes — most properties accept cats and small dogs with a deposit. ESAs are accepted in compliance with FHA without breed or weight restrictions.
